Prices for residential property have risen steadily in recent years, particularly in the areas of condominiums and multi-family houses. In the last 5-year period, growth rates of 2.5 to over 12.5 percent have been achieved for these categories almost throughout Switzerland. However, this trend has slowed somewhat in recent quarters and now it seems to be gaining renewed momentum.
The SWX IAZI Private Real Estate Price Index for single-family homes and condominiums rose by 0.9% in the third quarter of 2019. On an annual basis, price growth of 1.0% is now back in positive territory (previous year’s quarter -0.5%). The SWX IAZI Real Estate Indices are published by IAZI every quarter in cooperation with the SIX Swiss Exchange. These indices show the price and performance development in the Swiss real estate market for single-family homes, condominiums and investment properties back to 1981. Based on effective changes in ownership, according to the consulting firm IAZI they represent the actual developments in the market and also take into account the different characteristics of the properties traded.
